Thursday, July 13, 4:00 pm, the Boulder Planning Board will have its site review of the highly controversial
3485 Stanford Ave. proposal. The public is invited, and strongly encouraged, to attend and participate in public comment.
This problematic proposal incorporates some of the same phantasmal "density transfer" theory as the 1440 Pine Attention Homes project. Boulder Housing Partners (BHP) is proposing an upzoning of quiet, residential Stanford Ave. It may actually constitute spot-zoning, which is generally considered illegal. It would also set a concerning precedent.
Nearby residents and the Table Mesa Neighborhood Association do not support the developer's plan as proposed, due to its embodied up-zoning. Instead, they intend to request that the project be kept to what RL-1 zoning would already allow.
RL-1 zoning would allow 30 units to be built, more in keeping with the adjacent single-family homes. The Boulder Housing Partners proposal entails 45 units, and eventually, upwards to 67 units. Fewer units would also not require maximum height variances.
