On December 1st at 6:00 P.M. at the Municipal Building at 1777 Broadway, the Planning Board will have a public hearing and then decide whether or not to recommend approving a developer’s proposal at 3303 Broadway (formerly known as The People’s Clinic) for 50 units and commercial/retail space. The developer is requesting a zoning change from “public” to RH-2, despite the Planning Department’s rejection of her proposal.
Neighbors of 3303 Broadway, an ad hoc group of over 80 neighbors, is opposed to this development due to traffic, density, three stories tall, neighborhood character, next-door proximity to a school, flood dangers, lack of compliance with the Boulder Valley Comprehensive Plan, etc.
Neighbors of 3303 Broadway suggest an RL-2 zoning designation that could place up to 18 units on this 1.3 acre site. We would hope the site be used for affordable, workforce, or moderate family housing (since it is next to an elementary school) or affordable or moderate senior housing.
We do not want commercial/retail space. We already are a fifteen-minute walk to amenities on Quince and Alpine-Balsam, as well as a quick walk to the foothills, the Rec Center, Long’s Gardens, Community Gardens, the County Complex, and the ballfields.
We urge people in other neighborhoods to show up at this meeting on December 1st, speak if you like, and show your general support.
